Accounting

The founder of PMS Accounting entered the public bookkeeping/accounting services business with 17 years of previous business and management experience in 1992, starting Brook's Clerical. A need was recognized that many small businesses could not afford custom software or a full charge bookkeeper or accountant, nor the ability to perform basic correspondence tasks and business startup procedures, paralyzing their ability to grow with the resources available to them. Formed as a diversified clerical service which included, bookkeeping, accounting, small business tax preparation, clerical and office support, the business continued to grow to over 150 diversified businesses, many of which we can proudly say, we helped grow their business. Your business is never too small or large for our services,  We are 100% scalable, so you can focus 100% on growing your business

As times and technology have evolved and more small businesses emerged into the marketplace, making up the majority of jobs in our country, the accounting software developed, along with specialty payroll services, but not to the degree necessary to truly relieve many businesses of cumbersome tasks associated with their bookkeeping and accounting requirements. Businesses have been forced to use parts of Intuits many products for the do-it-yourselfer, or purchase extremely costly custom software and cloud based software, once again, made to perform pre-determined tasks, often times still missing the mark, many cost prohibitive and still lacking automation for repetitive tasks to enable better productivity. another thorn in the side with todays cloud based technology, what you put in, you cannot get back out without doing so in small bits & pieces, essentially trapping you in multiple fractured cloud based applications.

Beginning In 2008, we decided to close shop and dedicate more time to program development. Our theory being, who better to develop accounting bookkeeping and account programs, than Bookkeepers and Accountant’s? While we were innovating and creating, we continued to stay connected to many of our previous clients and began to provide custom program services which have been largely in demand. While we obviously love technology and provide cloud based services ourselves, you are never trapped, and have the option to use our highly specialized software with your services, and/or have it custom tailored to meet your specific needs for surprisingly affordable prices, and what you put in, you can always get out. Our clients have used our services for decades, not because they have to, but because they want to. Even if cannot afford custom software, or don't want to, you get the benefits of custom software when you utilize our accounting services. It's a win win!

Project Management

What We Do for Owner Builders

We can help you navigate the unknowns so you can concentrate on being happy with the final result and in control of the design and materials used in your project.

  1. If you do not have plans, we can help you either prepare, or obtain plans necessary to secure permits when needed, as well as temporary facilities as needed.

  2. Administrative Supervision from start to finish – We administrate your project and contractors work & performance.

  3. Review drawings, plans, & Spec Sheets.

  4. Schedule & Secure Permits & Inspections as required.

  5. Work with Engineers Designers & Architects when/if needed.

  6. Submit transmittals to Architects/Designers and or engineers when changes are needed.

  7. Seek competitive bidding from properly pre-screened licensed & insured contractors.

  8. Provide you with constant, updated, and realistic timelines, keeping communication front & center.

  9. Prepare controlled estimates and change orders, so there are no surprises, you are fully informed of the cost of your project, so there are no “big” unexpected surprises.

  10. We manage the contractors to make sure they are providing the detail necessary to avoid unknown or unstated hidden cost, and they are not requesting too much money upfront, and are being paid in intervals proportionate to the percentage of work completed.

  11. We maintain all the paperwork, receipts, insurance documents, lien releases, invoices, inspections, timesheets, and complete project costing and reports, in the order needed for insurance companies and audit requirements for taxing and governmental agencies.

  12. We provide you with a complete comprehensive distribution report to submit payments to contractors and job providers for services, materials & supplies as required.

  13. We provide you with an ongoing budget’s, and/or continuation sheets, job history, and when needed, we prepare the documents required by lenders to pay for services per their particular requirements on a regular & consistent basis.

  14. We stay with your project from beginning to end, to make sure all the little details are complete to your satisfaction.

  15. We provide you with a complete packet of user manuals/specs, etc. in one nice neat package.

  16. We schedule and meet with inspectors throughout the process, as well as engineers and architects on an ongoing basis, as needed, to keep the job moving efficiently.

  1. Setup project budgets, continuation sheets & contracts and/or agreements.

  2. Project Supervision

  3. Review and distribute plans and plan sets and spec sheets, for competitive bidding.

  4. Schedule & Secure Permits & Inspections as required.

  5. Interact with Engineers Designers & Architects as needed.

  6. Submit transmittals to Architects/Designers and or engineers when changes are needed.

(if you have no contract with your contractors, you have no insurance or bond protection)

General Contractors

100% controlled administrative costs. We maintaining specialized accounting software and staff, you might not always need, and that is where we come in. We can make sure your project is administrated properly so you don’t lose big! When paperwork, accounting, job costs and timely change orders, estimates etc., are not properly maintained, it can break the bank. We can make sure you are compliant for your liability and workers comp carriers so you are not left holding a huge IOU at the end of your policy period, by making sure your docs are ready and compliant for yearly audits, and your clients paperwork complies with your contract requirements. We also make sure our insurance approved contract exists between you and your subcontractors for full liability coverage. With proper job schedules, transmittals, change orders, controlled estimates, budgets, lien releases, costing, billing and complete T&M packets etc. and a professional image, you can compete for larger projects you otherwise might not be able to. We can create your professional image from scratch!

We provide specialized accounting services for property management companies and owners, both residential and commercial.

  1. Comprehensive required monthly quarterly & yearly reports that meet or exceed Generally Accepted Accounting Principles (GAAP) and are fully compliant with Department of Real Estate trust fund requirements.

  3. Itemized detail, including vacancy/occupancy days for property owners' Schedule E.

  4. Complete tenant & property/unit history when needed.

  5. Trust accounting detail & trust reconciliation.
